Purchasing a property is a major life decision and buyers should have a complete idea of what they are looking for to help through the process.

To avoid overlooking the insignificant things, our advice is to write a list of your needs and wants and look out for them at property inspections.

The Neighbourhood

Before you even step foot inside a property you should make sure that the neighbourhood measures up to your expectations. Drive around neighbouring streets to get a feel for the general area. Do people keep their front yards maintained? What are the distances to the local shops and transport nearby? If you have children, what the nearby schools are in terms of reputation and whether there are parks or other areas to play.

Condition of the building

It should go without saying that you should get a building and pest inspection before buying a property, however at your initial property inspection it pays to inspect how well the property has been kept up.  Does the building appear as though it needs a repaint? Are lights and fittings in good order? This will enable you to evaluate regardless of whether repairs will be required.

The site

You might be able to change the building, but you can’t change the site it’s located on. On the off chance that it’s on a slope you have to ask whether this could represent an issue with access to the property, as it can be troublesome for some to navigate stairs. For properties that are low-lying you should look into whether or not it is flood-prone. Views may also be a consideration, as an outlook can drastically change the overall feel of a property – for the better, or sometimes for the worse.

Most people want to live somewhere peaceful and quiet, but you can’t always tell a property’s noise levels from an initial inspection. It’s a good idea to visit the property at different times of the day or week to see if changing conditions, such as traffic, effect the noise levels.
